The Taylor 6-98 project was designed and constructed as a built to rent development to meet the client’s objective. ACT homes were engaged as the head contractor to manage and deliver all stages and components of the project consisting of the Development Approval (DA), BA design & approval, lease variation, construction delivery and unit-titling lodgement. The DA design approval phase involved a lease variation to the block conditions to allow an additional three dwellings compared to the original allowance. The final approved 7-unit development with four-bedroom units were a much favourable design and achieved the financial objectives for the client. The block consisted of an 8-meter gradient / level difference across the site creating the biggest complexity during design & construction. ACT Homes utilised several material types & wall construction methods such as sandstone logs, brick retaining walls & dincel wall construction to achieve the designed levels.
The timely and successful delivery of the project was made possible by thoroughly following the project design and complete all scopes from dwelling constructions, retaining walls and external hard & soft landscaping. The architectural design of the development provided a very modern and overall high-end look to the property. This was achieved using carefully selected two varying brick specifications, dominion metal cladding with contrasting finishes/ colours along with feature metal hoods. The project was completed within 10 months and was successfully delivered within the client’s budget and time range. This was made possible by strategically procuring materials that suited the architectural design and intent along with proactive problem solving. Overall, our team’s systematic and careful decision making along with the design and construction process allowed a successful delivery of a project that aligned with the client’s overall objective.
