The packaged lots project consisted of four small single housing blocks located in Taylor ACT with the largest block size at 250sqm. ACT Homes were engaged under a design & construct contract with an 11 months period. The project began with the completion of the Building Approval (BA) design milestone achieved within 6 weeks from contract award. ACT Homes were able to complete a DA exempt design that maximised the plot ratio despite the Private Open Space (POS) & setback requirements of the small block. The design consisted of two-storey dwellings with 6 bedrooms and 3 bathrooms each. The client objective to maximise GFA on the small blocks and a build to rent unit was achieved via the strategic design management phase. The construction works consisted of a slab on ground structure with structural steel and lightweight steel framing. The architectural façade consisted of brickwork, metal cladding and metal hoods to complement the streetscape. Overall, the project was completed with limited challenges and ACT Homes were able to provide a high-quality product with the contract period.
