The V&T Residence project consists of a modern contemporary design with several unique features and details. The project design consisted of an architectural home including 6 x bedrooms and ensuites, double height voids, basement, Swimming pool, spa & sauna, basketball court and several architectural features throughout. The ACT Homes team managed the project from the early design stages through to the delivery and handover. The design phase of the project consisted of an overall duration of 5 months. During this stage, ACT Homes team were able to implement a highly collaborative approach with the client, all design consultants, engineer’s, Building certifier and the project team. The open communication channels, coordination with all stakeholders and ACT Homes buildability reviews ensured all designs details were resolved and coordinated into each respective design set. This allowed the project team to ensure that the client’s objectives and requirements were well met prior to any approvals and commencement of construction. The client’s main objective was to ensure the project construction was commenced within 6 months of engaging ACT Homes. Through strategic planning, ongoing reviews of the planning regulations and collaboration with the certifier, the ACT Homes team ensured the design was approved under a 1N application. This provided a time saving of 6 months to the overall project by avoiding the requirement for a Development application approval.
The construction of the project was completed over the course of 14 months. The façade consisted of several different material types ranging from Foam & Render, Hidden fixed FC, Aluminium cladding, Coreten cladding, brickwork, and natural stone. Due to the extensive amount of material types, ACT Homes team ensured a great attention to detail was maintained to provide a high-quality finish and seamless flow from one material to the other. Significant amount of time was invested in resolving all framing, façade, and roofing detailing to ensure a watertight structure delivery and whilst maintaining a high-end finish to the façade. To provide further assistance with detailing and Quality Management, ACT Homes engaged a third-party consultant to conduct external audits at several stages of the work. The external consultant ensured a non-bias approach was applied to the auditing and Quality / Defect inspection protocol. This process assisted the team to deliver the project to a high-quality standard and provide a value for money solution to the client. The project delivery involved procurement of several speciality materials from the likes of natural stone, large format custom tiles, custom lighting, Pivot Door etc. A lot of the unique materials were procured through overseas suppliers and shipped in containers to site. ACT Homes managed this entire process on behalf of the client. The project design and delivery consisted of several unique features such as but not limited to;
