The EQ Bakehouse Civic Quarter project was delivered in strict accordance with franchise design guidelines and operational requirements. ACT Homes managed the Building Approval process, navigating several coordination challenges between base building services and the tenant design, including the implementation of performance solutions and third-party engineering reviews.
Through close collaboration with consultants, building management, and stakeholders, the design was successfully resolved and approved. The fitout involved a high level of complexity due to the integration with multiple base building services, requiring detailed coordination and compliance with strict landlord and security requirements. ACT Homes managed several approval pathways and stakeholder interfaces to ensure all services connections to the base building were delivered in full alignment with building management expectations. Construction of the café fitout was completed over an eight-week period, including services upgrades to mechanical, fire, and drainage systems.
