The Taylor 6-98 project was delivered as a build-to-rent development, with ACT Homes engaged as head contractor to manage all stages including Development Approval, BA design and approvals, lease variation, construction, and unit titling. During the DA phase, ACT Homes successfully secured a lease variation to increase yield by three additional dwellings, resulting in an approved seven-unit development that achieved the client’s financial objectives.

The site presented significant challenges, including an 8-metre level change across the block, requiring detailed design resolution and the integration of multiple retaining and structural systems such as sandstone logs, brick retaining walls, and Dincel wall construction. The development comprises four-bedroom dwellings with a modern architectural expression, incorporating varied brickwork, Dominion metal cladding, and feature metal hoods to create a high-end and cohesive streetscape.

ACT Homes delivered the project within a 10-month construction programme, including all dwellings, civil works, and hard and soft landscaping. Through strategic procurement, proactive problem solving, and strong design coordination, the project was completed on time and within budget, successfully meeting the client’s investment and delivery objectives.
